Srinagar Development Authority launched Shahzar Heights Phase-II

The Srinagar Development Authority (SDA) has announced the launch of Phase-II of the Shahzar Heights Project in Bemina, envisaging the construction of 112 and residential apartments, including 56 each 2-BHK and 3-BHK flats.

The Shahzar apartment is a major vertical housing project of the SDA in Srinagar, which includes the construction of about 450 residential apartments with about 13 towers. Phase of the project completed with the construction of 140 apartments is completely sold.

Given the huge demand for quality residential apartments in Srinagar, the SDA has accelerated the execution of the project and started the process for the construction of 112 more flats under Phase-II, when after Phase-I was fully sold, Mohammad Rafi, Vice-Chairman SDA said that there is a possibility of handing over the occupation of the flats in Charan-II.

He said that vertical housing has become a requirement to ensure affordable use of land in the city of Srinagar, which expands rapidly. Shri Rafi said, “It is time for SDA to promote the concept of habitat flat in the city, given the prices of rare land resources in Srinagar and sky-rocketing land.”

Hadco, he said, Projects Consultants for Shehzar Heights, who have designed the overall layout plan and design of towers and individual residential units.

Mr. Rafi said that the Shehjar Heights are spread over the land with 40 feet wide main road and 36 feet wide internal roads, which change various apartment blocks adjacent to the Srinagar-Bermula highway in Bemina near Haj House.

The vice -president said that the project has been provided with adequate parking facility including surface parking for about 550 vehicles and cover parking for about 220 vehicles. Apart from this, it will have Park, Community Hall, Children’s Play Area, Tennis Court, Amphetheater, Health Club, Community Market, Gym, Food Court and a dedicated STP.

He said that the best thing about the Shahzar project is that it is easily accessible on the national highway in Srinagar and on the national highway in the Bamina region, with remarkable closeness with hospitals, schools and markets, with Srinagar being freed from troubles.

He said that adequate and latest technical intervention has been ensured to make the structures earthquake resistant and Hadco has found a structural design of the project approved by IIT Kanpur. He said, “For the first time, the Wiportation Resistance Technology is being used in the construction of Phase-II to make the towers resistant to the earth,”

The Vice-Chairman said that every 3-BHK flat is spread over the net surface area of 3-BHK flat 3 bedrooms, drawing rooms, living rooms, kitchens, 3 washrooms, utility and vendes, while the 2-BHK flat has a surface area of 1012 SFT, including a 2-BHK flat, including 2 bedrooms, drawing rooms, 2 warshums, Kachcha, Kachcha, Kachcha, Kachcha, Kachcha, Kachcha, Kachcham, Kachcha.

RAFI said that the tender process of Charan-II has been initiated and the SDA is going to announce booking for Phase-II soon with flexible payment mode.
