Maha Sarkar established rights to promote self-acquisition of cooperative housing society

Mumbai, September 29 (IANS) In a bid to a push to the self-eclipse of the cooperative housing societies, the Maharashtra government has established a Self-Poverty Authority and appointed BJP MLA Praveen Derekar as its president, which gives him the status of cabinet minister.

The government’s move came after submitting his report to Chief Minister Devendra Fadnavis on 14 July by the Darekar-led committee, which made recommendations to promote self-respect on cooperatives in the state. The authority has been formed to implement the report of the Darekar Committee.

The Housing Department today issued a government proposal regarding the formation of an authority and the appointment of Darekar as its chairman.

The Darekar Committee had strongly recommended the eligibility criteria for self-development, one-window system for all clearances, incentive floor space index, concession in transferable development right (TDR), premium, Goods and Services Tax, Land Under Constructions Tax, Reticit Four on Land Under Construction Tax, also allowed revival fours and small roads.

Cooperative Housing Societies registered under Maharashtra Cooperative Societies Act, 1960 and Maharashtra Flat Ownership Act. Registered apartments will be eligible for self/group redevelopment.

The committee recommended a regular credit for self-respect for the establishment of an independent mechanism by the State Government to ensure institutional support and guidance to promote self-development. The committee has suggested that slum rehabilitation projects can be completed under a development process. In addition, the committee has also made recommendations for redevelopment of cess and non-sols buildings.

The committee said that this has taken the initiative to get the convention for housing societies, but to remove various obstacles in the attainment of convention, it has made many recommendations so that the housing society can be understood quickly.

According to the committee, the eligibility criteria for self-purpose/group should be revised, which will eligible buildings 30 years or more. The date of first payment date of possession certificate or property tax, whichever is first, will be the date of starting of the property.

In the case of registered cooperative housing societies, for self-acquisition of their existing buildings, members of the said society will benefit from 10 percent additional carpet area on their existing carpet area, joining the balcony sector as an incentive. The additional carpet area given under this regulation will be provided without any premium; In addition, it will be more than permissible FSI and will not be transferable to sell or to sell anyone other than the person.

Under this regulation, it is necessary to add 10 percent to the same carpet area, to convert the additional carpet area given to each member into a manufactured area. This regulation will only apply when the existing members of the societies are proposed to re-adjust to self-supposed buildings, the committee said.
